Strategic Definition
Define the project’s core requirements and assess its feasibility.
This includes understanding the client’s needs, identifying constraints, and determining the best strategic approach.
1
Preparation and Briefing
Develop the initial project brief. Site appraisals, research, and consultations are conducted.
Key project objectives, requirements, and constraints are defined more clearly.
2
Concept
Design
Create initial design concepts that respond to the brief. This stage involves sketch proposals, spatial arrangements, and preliminary sustainability and cost considerations.
3
Spatial Coordination
Refine the design and coordinate it spatially with all consultants and disciplines. Planning applications are often submitted during this phase.
4
Technical
Design
Develop detailed technical drawings and specifications. This stage ensures the design can be built according to regulations, standards, and client expectations.
5
Manufacturing and Construction
Oversee construction on-site. This includes contract administration, site inspections, and ensuring the project is executed in line with the design and programme.
6
Handover
Complete the building and hand it over to the client. This stage includes final inspections, commissioning, and helping the client begin occupation and use.
7
Use
Post-occupancy stage. Monitor building performance, provide in-use support, and evaluate the project’s success to inform future work.
